Stiver Engineering provided a wide array of land development services for a contractor’s headquarters and operations yard on Luthe Road in Houston, Texas. Our work included plans for drainage, grading, landscaping, paving, stormwater pollution prevention, traffic control, and aggregate storage. We also created designs for a truck washout, drilled shaft foundations for concrete batch plant storage tanks and a steel canopy building structure, a hopper ramp with spread footings and a hopper slab foundation with drilled shafts.
Emmons Motor Co. is a Houston area automotive dealership that has been operating in Houston, Texas since 1972. The used car dealership relocated to 16 acres at Interstate 45 and Farm to Market Road 528 in the Clear Lake area. The total cost of the project is estimated at $15 million and was completed in November 2017.
The new 48,000-square-foot dealership holds roughly 450 cars on-site, up from Emmons’ previous Pasadena location that handled 350 cars. The new dealership also includes a state-of-the-art body shop, a waiting area and an 18,000-square-foot showroom.
The Bergamos Spa Retreat is a $6.5 million, 22,000-square-foot day spa and is the largest freestanding day spa in Texas. It is owned by Marylyn Reed, the great-granddaughter of the late beauty and skincare mogul Mary Kay Ash. The spa was completely renovated after the facility was destroyed by Hurricane Harvey in 2017.
Stiver Engineering provided the site civil engineering design for the redevelopment of the site after Hurricane damaged the old facilities in 2017.
Stiver Engineering assisted in the development of a 9-acre, raw land property located in North Harris County, Texas with no prior development. The services required included existing drainage analysis, proposed drainage analysis, storm sewer designs, grading plans, and more. We also provided the client with a reinforced concrete foundation design for a 23,000 square-foot steel fabrication building.

One of our clients approached us with a need for site development services for the development of a 35-acre, raw land property located in Northeast Harris County, Texas that had no previous development. The services rendered for this project included existing drainage analysis, proposed drainage analysis, grading plans, ditch designs, culvert designs, and more. The building foundations were designed for loads associated with steel fabrication, sandblasting, and painting, and the designs included drilled shaft designs, grade beam designs, and building anchor bolt designs.
